Sunset Pier 94 Studios in Manhattan has found its first tenant ahead of the studio’s opening later this month.
Paramount Television Studios has signed the facility’s first lease to film Season 2 of Showtime’s “Dexter: Resurrection.” The series will occupy 70,000 square feet and will be filmed on two sound stages and office space.
“We are excited to bring the second season of “Dexter: Resurrection” to Sunset Pier 94 Studios and its state-of-the-art facilities and sound stages,” said Drew Brown, Vice President of Production, Paramount TV. “Last season, Dexter relocated to New York City, and now we look forward to following suit, increasing access to the region’s great creative talent, leveraging our competitive tax credit program, and strengthening our commitment to American production.”
Sunset Pier 94 Studios features 232,000 square feet of rentable stage, production support space, and offices. Located on the West Side Highway, it offers views of the Hudson River. With its ideal Manhattan location and New York’s recently expanded state tax credits, the studio hopes to attract Hollywood projects to continue producing in the United States.

“Sunset Studios’ success in attracting and retaining top-class productions for multiple seasons speaks to the quality of our studio and service,” said Victor Coleman, chairman and CEO of Hudson Pacific, the studio’s joint venture partner. “We look forward to the opportunity to expand our relationship with Paramount in the field.” “The strong interest in the pre-lease of Sunset Pier 94 Studios highlights the unparalleled quality and prime location of this project. There is nothing else comparable on the market. We look forward to announcing additional leases in the near future.”
“We congratulate Sunset Pier 94 Studios on booking a second season of ‘Dexter: Resurrection’ from Paramount Television Studios,” added Hope Knight, president and CEO of Empire State Development. We’re proud that Season 1 was filmed right here in New York and had a significant economic impact on our neighborhoods through jobs and small business spending. Governor Hochul’s expansion of the film production tax credit and initiatives like Production+ are motivating companies like Paramount Television Studios, which has been filming movies in New York for decades, to continue investing in the state. We look forward to welcoming more projects to the Sunset Pier 94 stage as this world-class facility opens. ”
